ISSUE
A resolution of the Board of Directors (Board) is required to accept irrevocable offers of dedications for
sanitary sewer easements to convey real property interest to Central San and to authorize recording of the
resolution.
BACKGROUND
Ponderosa Homes 11, 1 nc. (Developer) constructed a public sanitary sewer within new sanitary sewer
easements (SSEs) in Pleasant Hill with Job 6686. The Developer offered irrevocable offers of
dedications for SSEs to Central San from a subdivision map and from separate instruments.
As Central San accepted the public sewers constructed with this job, staff recommends the Board
accepts the irrevocable offers of dedications.
ALTERNATIVES/CONSIDERATIONS
The Board could decline to accept the irrevocable offers of dedications. This alternative is not
recommended as Central San would not have recorded land rights that expressly states Central San has

formally accepted the irrevocable offers of dedications to reconstruct, maintain or operate the public
sanitary sewers that were accepted by Central San.
FINANCIAL IMPACTS
None as the Developer paid the fees to process these right of way documents and to record this
resolution.
COMMITTEE RECOMMENDATION
The Real Estate, Environmental and Planning Committee reviewed this matter at its meeting on March 23,
2022, and recommended
RECOMMENDED BOARD ACTION
Adopt the proposed resolution accepting irrevocable offers of dedications from Ponderosa Homes 11,
I nc. for sanitary sewer easements and authorizing staff to record the resolution with the Contra Costa
County Recorder.

ACCEPTING GRANTS OF IRREVOCABLE OFFERS OF DEDICATIONS
FROM A MAP DEDICATION AS DEPICTED ON SUBDIVISION MAP 9447
AND FROM SEPARATE INSTRUMENTS FOR SANITARY SEWER EASEMENTS
FROM PONDEROSA HOMES II, INC.,
AS RELATED TO JOB 6686 IN PLEASANT HILL
BE IT RESOLVED by the Board of Directors of the Central Contra Costa Sanitary
District (Central San) as follows:
THAT Central San hereby accepts an irrevocable offer of dedication for sanitary sewer
easements (SSEs) from a subdivision map from Ponderosa Homes II, Inc., which is
more specifically referred to as "Subdivision 9447 — Reliez Terrace, filed on August 17,
2019 in Book 541 of Maps at Page 29 (9447 Map)"; and
THAT Central San hereby accepts the following irrevocable offers of dedications for
SSEs from separate instruments from Ponderosa Homes II, Inc.:
