ISSUE
Prior to entering into any lease of real property owned by the District, the Board must conduct a public
hearing. The subject property must be used for compatible uses and for public benefit, and the term may
not exceed ten years. Leased property also must be declared unneeded for District purposes during the
term of the lease.

BACKGROUND
The District currently issues various short-term leases, not exceeding ten years, on buffer properties. This
property on Imhoff Drive is located directly east of the District Headquarters Office Building. A 14.8-acre
portion of the property is currently being leased byAgLantis. Historically, the property was leased out for
grazing.
I n order to allow the District to lease this property, the Board must make a finding at a noticed public
hearing that the subject property will be used for compatible uses, that it will be of public benefit, and that
the term of the lease will not exceed ten years. The Board must also declare the property as unneeded for
District purposes during the term of the lease.
ALTERNATIVES/CONSIDERATIONS
The Board may decline to establish the recommended public hearing date or may elect to choose a
different date; however, a public hearing must be held if new leases are to be executed for this property.
FINANCIAL IMPACTS
The District will receive additional rental income. The actual amount will depend on the individual lease
and agreement terms.
COMMITTEE RECOMMENDATION
This matter was not reviewed by a Board committee.
