Subject: ADOPT A RESOLUTION APPROVING A QUITCLAIM DEED FOR
TAYLOR MORRISON OF CALIFORNIA, LLC, (APN 208 - 280 -017) AND
AUTHORIZE EXECUTION AND RECORDING OF THE DEEDS

ISSUE: Future construction of the sewer improvements under District Job 6566 and the
location of new condominium buildings necessitates that the District quitclaim its
obsolete rights on the property.
RECOMMENDATION: Approve a Quitclaim Deed for Taylor Morrison of California,
LLC; authorize the President of the Board and the Secretary of the District to execute
the deeds; and authorize staff to record the documents with the Contra Costa County
Recorder.
FINANCIAL IMPACTS: None.
ALTERNATIVES /CONSIDERATIONS: None.
BACKGROUND: Construction of the Ryan Terrace condominiums off Old Crow
Canyon Road, San Ramon necessitates the reconfiguration and abandonment of a
portion of the existing public sewer mains on the property under District Job 6566. The
parcel was originally to be sewered with an easement sewer that was never built. The
new sewer will be constructed for Subdivision 9323 in Ryan Terrace requiring the
District to abandon its prior recorded rights and interest in the property. A new
easement will be provided with the new sewer mains.
RECOMMENDED BOARD ACTION: Adopt the proposed resolution approving a
Quitclaim Deed for the property on Ryan Terrace, San Ramon (APN 208 - 280 -017) to
Taylor Morrison of California, LLC; authorize the President of the Board and the
Secretary of the District to execute the deed; and authorize staff to record the
documents with the Contra Costa County Recorder.

A RESOLUTION AUTHORIZING EXECUTION OF QUITCLAIM DEED
JOB NO. 2104 - PARCEL NO. 1 (JOB 6566 PARCEL 3) APN 208 - 280 -017
BE IT RESOLVED by the Board of Directors of the Central Contra Costa Sanitary
District ( "District ") as follows:
THAT the District hereby consents to the execution of a "QUITCLAIM DEED" to Taylor
Morrison of California, LLC, for the property located at on Ryan Terrace, San Ramon,
California (APN 208 - 280 -017); and
THAT the President of the Board of Directors and the Secretary of the District are
hereby authorized to execute said instruments for and on behalf of the District; and
THAT staff is authorized to record said instruments in the office of the Recorder of
Contra Costa County.

Central Contra Costa Sanitary District ( "District "), a California special district, does
hereby Quitclaim to Taylor Morrison of CA, LLC all rights, title and interest the District may
have in that real property situated in County of Contra Costa, State of California, as
described below:
Portion of Parcel C as shown on Record of Survey recorded on December 27, 1977
in Book 63 of Licensed Surveyor's Maps at page 44, Contra Costa Records, City of
San Ramon, Contra Costa County, California more particularly described as follows:
All that portion of that Grant of Easement recorded on September 23, 1977 in
Book 7328 of Official Records at page 2, Contra Costa County Records.
IN WITNESS WHEREOF, the undersigned officers of the District have executed this
instrument as duly authorized by the District Board of Directors on the 7t" day of May,
